The Treasurer on behalf of the Forfeited Land Commission establishes
opening bid.

All bids are final. Failure to comply will result in a loss of your
bid(s) and a fine of $500 per bid plus court costs, and you will be
banned from other tax sales in the future.

Terms of sale - cash, bank cashier's check or wired funds only are due
the day of the sale.

If there is more than one property in the same person’s name and the bid on the first property is enough to pay the tax
on the other properties, then we do not sell other properties. Tax Title/Deed will only be on the sold property.

Defaulting taxpayer has one year and one day to redeem property. If you are the
successful bidder, the property is not yours until the tax deed is
issued approximately fifteen months from the date of the tax sale.

If property is redeemed, bidder will earn interest on the bid. Interest
increases every three months – 3%, 6%, 9%, 12% unless the interest
capped at the opening bid amount. Interest earned will be at redemption
date.

Tax Sales can be voided/canceled at any time prior to the issuance of a
tax deed.

Voids will be paid actual interest earned by the County.

We will issue checks and deeds in the name that is listed on the bidder
application/card form.
- We will not accept request for name changes once the application is submitted.

Please hold onto your original Receipts to get your refund. The law requires the original
receipt for refunds. If you lose your original Receipts, it will cost fifty dollars ($50)
for a duplicate receipt. After the property has been redeemed letters will be mailed to the address we have on file.

The tax title is not a warranty deed. Prior to bidding, you may want to research the property
that you are interested in bidding on at the tax sale. All successful bids are final.

IMPORTANT: THE INTEREST WILL NOT EXCEED THE OPENING BID AMOUNT.

If you register more than once, you will not get a refund.

Sealed bid registrants will only receive their bidder number via their provided
email address. No bidder cards will be mailed out.
Mobile Home Tax Sales

The above rules also apply to “mobile homes/manufactured homes” and in
addition to the interest earned, the bidder will receive rent for each
month until the property is redeemed in the amount of one-twelfth of
the taxes for tax year the property was sold but not less than $10.00
per month. Rent will be collected by the county at redemption.
